Wat de 5 % excl. btw dekt
- Uw advertentie: opgesteld in meerdere talen, gepubliceerd op Airbnb, Booking.com en andere platformen, bijgewerkt.
- Uw prijzen: dynamische prijszetting volgens seizoen, evenementen en vraag in uw buurt.
- Uw gasten: snelle antwoorden, controle van profielen, zelfstandige aankomst of onthaal, bijstand tijdens het verblijf.
- Uw woning: organisatie van schoonmaak, linnen en verbruiksgoederen na elk vertrek, coördinatie van interventies.
- Uw inkomsten: gedetailleerd maandoverzicht, uitbetaling op de 15e, online eigenaarsruimte.
De commissie geldt alleen voor werkelijk ontvangen inkomsten: een maand zonder boeking kost u niets.
Wat apart wordt gefactureerd
De opstart, eenmalig, met de kaart betaald bij de ondertekening: bezoek, plaatsbeschrijving, professionele foto’s, opmaak en publicatie van de advertentie.

- Eerste schoonmaak vóór de eerste gast: minimaal 80 € excl. btw, op offerte boven 100 m².
- Schoonmaak tussen twee verblijven: betaald door de gast bij zijn boeking.
- Sleutelkluis: inbegrepen.
- Optie verbonden sensor (Europese Unie): 99 € excl. btw bij installatie, daarna 35,99 € incl. btw per maand.
- Eenmalige prestaties (specifieke verplaatsing, herstelling, blokkering van data voor eigen gebruik): volgens het tarievenoverzicht bij de overeenkomst, dat u vóór de ondertekening ontvangt.
Wat het betekent, in cijfers
Neem een appartement dat 2.000 € aan boekingen in een maand ontvangt:
- commissie Hexuvium: 5 % excl. btw, dus 100 € excl. btw (121 € incl. 21 % Belgische btw);
- met een commissie van 20 %, gangbaar op de markt, had u 400 € excl. btw betaald.
Over een jaar aan dit tempo bedraagt het verschil meer dan 3.500 € excl. btw. Dit is een voorbeeld: uw gratis schatting vertrekt van de werkelijke inkomsten van vergelijkbare woningen.
Commissie, forfait of gegarandeerde huur?
Sommige conciërgeries rekenen een vast maandelijks forfait aan, ook als de woning leeg staat; andere nemen 15 tot 25 % van de inkomsten. Ons volledig beheer aan 5 % excl. btw stemt ons belang af op het uwe: wij verdienen alleen als u ontvangt.
Verkiest u een vast inkomen, dan is de gegarandeerde huur de andere formule: Hexuvium huurt uw woning en betaalt u elke maand een vaste huur, bewoond of niet. Er is dan geen commissie.

Is de 5 % excl. of incl. btw?
Exclusief btw. De btw van het land waar uw woning ligt komt bovenop de commissie (21 % in België).
Wat kost een Airbnb-conciërgerie in Brussel?
Bij Hexuvium 5 % excl. btw van de ontvangen inkomsten, Belgische btw erbovenop, plus een opstart van 350 € excl. btw, eenmalig betaald bij de ondertekening, en een eerste schoonmaak vanaf 80 € excl. btw. Geen abonnement.
Zijn er verborgen kosten?
Nee. Commissie, opstart en eerste schoonmaak zijn de enige basiskosten. Eenmalige prestaties staan in het tarievenoverzicht bij de overeenkomst, dat u vóór de ondertekening ontvangt.
Wie betaalt de schoonmaak tussen twee gasten?
De gast, bij zijn boeking. Alleen de eerste schoonmaak, vóór de publicatie, is voor uw rekening.
Hoe lang loopt de overeenkomst?
De beheerovereenkomst loopt 12 maanden. Behalve bij een opzegging 3 maanden vóór het einde, wordt ze verlengd voor dezelfde duur.
Wanneer word ik betaald?
Elke maand op de 15e, met een gedetailleerd overzicht van elke boeking en elke kost in uw eigenaarsruimte.
