Short-let rules in Warsaw
Under Polish law, letting a flat to visitors for short stays is a hotel-type service (Act on hotel services, Journal of Laws 2023 item 1944). The record of these "other facilities providing hotel services" is kept by the Mayor of the Capital City of Warsaw. EU Regulation 2024/1028 on short-term rental data has also applied since 20 May 2026.
On 8 October 2026 the Sejm passed an amending act, now before the Senate. As passed by the Sejm, it provides for:
- a Central Register of Tourist Accommodation Facilities (CWTON) and an individual ID number for each flat, to be given to the platform before listing and shown in every offer;
- house rules showing the ID number, quiet hours and a contact person, displayed in the flat;
- administrative fines of up to PLN 50,000, for instance for letting without registration or advertising without the ID number;
- from 1 January 2028: housing communities and cooperatives may ban short lets in their building by resolution (six months to wind down), and city councils may set exclusion zones.
The act has not yet been published and the Senate may still amend it. Before anything is signed we review your flat in Warsaw with you — registration, building rules, lease or mortgage terms — and we never list a property that cannot legally be let. For tax (private letting or business activity), please check with a tax adviser.
What a flat earns in Warsaw
According to the AirROI data portal (twelve months from August 2025 to July 2026, data collected in August 2026, in US dollars), the average rate in Warsaw is about PLN 459 a night (US$118), occupancy 35.8% (measured over 365 calendar days) and gross revenue about PLN 38,900 a year (US$10,008), across 8,858 active listings. Zloty amounts are converted at the National Bank of Poland mid rate of 22 Oct 2026 (US$1 = PLN 3.8886). Warsaw is Poland's largest market: business travel on weekdays, tourists, concerts and sports events at weekends — dynamic pricing captures those peaks.

Do I need to register my flat?
The record of other facilities providing hotel services is already kept by the city mayor. The national CWTON register with an ID number is part of the amending act passed by the Sejm on 8 October 2026, still before the Senate. We check what your flat requires before going live.
Can my housing community ban short lets?
Under the act as passed by the Sejm, yes — from 1 January 2028, by a resolution of the housing community or cooperative, with six months to wind down. That is why we read your building's rules and resolutions with you before signing.
Co-host or full management — what is the difference?
As co-host we work on your existing Airbnb account and handle guests, pricing, cleaning and linen; your reviews and profile stay. With full management we run the listing on every platform. Either way: 5% plus VAT, no fixed fees.
Can I use the flat myself?
Yes. Your calendar stays yours: block your own dates whenever you like.
How long is the agreement?
The management agreement runs for 12 months. Unless notice is given 3 months before it ends, it renews for the same period.
