Short-let rules in Manchester
- No 90-night cap: the 90-nights-a-year limit on letting a whole home applies only in Greater London (Deregulation Act 2015). It does not apply in Manchester.
- Planning: no dedicated short-let planning class is in force. Manchester City Council, as local planning authority, decides case by case whether the way a property is let amounts to a material change of use, taking into account its impact on neighbours.
- National register: the government is introducing a mandatory registration scheme for short-term lets in England, expected to begin in March 2027. It is not yet in force.
- Tax: the Furnished Holiday Lettings regime was abolished on 6 April 2025; short-let income is now taxed under the usual residential landlord rules. A property available for at least 140 nights and actually let for at least 70 nights in 12 months can be assessed for business rates instead of council tax.
- Safety: fire, gas, carbon monoxide and electrical safety rules apply, along with an EPC check and suitable short-let insurance.
In practice the building often matters more than the council: many leases restrict short lets or business use. We check your lease, your freeholder's position, your mortgage terms and your insurance before going live, and we never list a property that cannot legally be let.
What a property earns in Manchester
According to the AirROI data portal (twelve months from August 2025 to July 2026, data collected in August 2026, in US dollars), the average rate in Manchester is about £131 a night (US$176), occupancy 38.5% (measured over 365 calendar days) and gross revenue about £14,000 a year (US$18,708), across more than 1,500 active listings. Sterling amounts are converted at the European Central Bank reference rates of 21 Oct 2026 (US$1 ≈ £0.746). Football, concerts at Co-op Live, conferences, the universities and the hospitals keep demand going through the year; dynamic pricing captures the event peaks.

Does the 90-night rule apply in Manchester?
No. The 90-nights-a-year limit applies only in Greater London. In Manchester, the question is whether the council considers that the way the property is let is a material change of use, which it decides case by case.
Do I need planning permission to let my flat in Manchester?
Not automatically. Manchester City Council, as local planning authority, decides based on how the property is used and its impact on neighbours. We look at your situation with you and recommend checking with the council where there is any doubt.
Do I need to register my property?
Not yet. A mandatory national registration scheme for short-term lets in England is expected to begin in March 2027. When it opens, every short-let property will need to be registered.
Do I need my freeholder's or landlord's consent?
Often, yes: many Manchester apartment leases restrict short lets or business use. We review your lease before going live and tell you what consent, if any, is needed.
