Hexuvium handles the complete management of your short-term rental: listing creation and optimisation across 8 platforms (Airbnb, Booking.com, Vrbo…), 7/7 guest communication, professional cleaning between each stay, check-in/check-out, maintenance, dynamic pricing and monthly reporting. You remain the owner — we handle everything.

We install smart sensors in every property: a noise sensor (to detect parties or disturbances), a temperature sensor (to prevent damage from freezing or overheating) and a presence sensor (to monitor access). These devices alert us in real time so we can act quickly if needed, while fully respecting guest privacy.

Before each arrival, our team carries out a full check-in inspection: visual walkthrough, furniture check, timestamped photos and a digital report. At the end of the stay, a check-out inspection is performed under the same conditions. If any damage is found, we handle the claim directly with the guest and the platforms.

Our model is fully transparent: 5% commission on revenue generated in management mode, or up to +25% of your rent (including charges) if Hexuvium rents your property directly. No onboarding fee, no monthly fixed fee. Cleaning costs are covered directly by guests. Everything is contractually defined from the start.

Every owner has access to a secure personal dashboard: real-time overview, booking calendar, net earnings, occupancy rate and downloadable monthly reports. You are notified with every booking and receive a full monthly summary. Our team is also available to answer any questions you may have.

Yes, absolutely. Through your owner portal, you can block any dates at any time — for personal use, renovations or any other reason. Those periods are simply marked as unavailable and no bookings will be accepted. If you want the property cleaned and reset before the next guests arrive, cleaning fees will be charged unless you carry out the cleaning yourself.

In Belgium, furnished short-term rental income is generally classified as miscellaneous income. It is taxed on the net amount after a standard 50% expense deduction. Example: €12,000 gross/year → taxable base €6,000 → tax ~€2,700 (45% bracket). VAT generally does not apply unless you provide daily para-hotel services. In some cases, when we take over a listing that already has bookings made before our involvement, the rates applied may be lower than our service costs. In this exceptional situation, we will be obliged to charge you the cleaning fee, which would normally have been paid by the guest at the time of booking. If this arrangement does not suit you, you are of course free to handle the cleaning yourself for those specific bookings, to avoid any misunderstanding. As a reminder, when creating or taking over a listing, we systematically add a cleaning fee charged per stay to the guest. These fees are then automatically deducted from the revenue paid at the time of payment, as explained during your appointment and in our service presentation.
