Short-let rules in Cologne
Cologne is one of the North Rhine-Westphalia cities with a housing-protection bylaw. Since 1 July 2022:
- Wohnraum-ID (housing identification number): required before the first listing and shown in every ad.
- 90 days per calendar year: a home you live in can be let for up to 90 days a year without a permit, after notifying the city. Beyond that, a change-of-use permit is required.
- Each stay declared within 10 days.
- The city's Kulturförderabgabe (accommodation levy) on overnight stays.
Fines can reach €500,000 (WohnStG NRW). We check your situation before anything is signed, help with the Wohnraum-ID application and handle the ongoing declarations.
What a flat earns in Cologne
