How much does an Airbnb make in Brussels in 2026? The figures, municipality by municipality

From 6 500 € to 24 900 € a year depending on the municipality: median Airbnb revenue for an entire home in each of the 19 Brussels municipalities, and what makes the difference.

“How much does an Airbnb make in Brussels?” It is the first question owners ask us. The short answer: between 6 500 € and 24 900 € a year for an active entire home, depending on the municipality. The useful answer is in the detail below, municipality by municipality, with what explains the gaps.

The two sources worth knowing

Inside Airbnb publishes, for every Brussels listing, an estimate of nights booked and revenue over the last twelve months, based on the reviews left by guests. The figures in this article come from its September 2026 snapshot; they are medians: half of the homes earn more, half earn less.

AirDNA measures the market differently, from calendars. For Brussels as a whole in August 2026, it counts about 4,400 listings, a 69% occupancy rate, an average rate of US$125 a night and about US$28,500 of annual revenue for a typical home. The two methods do not give the same number; they describe the same city.

What the table tells you

Nights sold matter more than the nightly rate. Berchem-Sainte-Agathe has the highest median rate (153 € a night) but 93 nights booked: 15 600 € a year. Molenbeek-Saint-Jean charges 120 € a night but sells 171 nights: 23 500 €. Uccle, at 132 € a night, sells only 60 median nights: 11 000 €. A high rate that scares bookings away costs more than a fair rate that fills the calendar.

Many listings means many competitors. Ixelles (612 listings) and Saint-Gilles (541) have the largest supply after the City of Brussels, and their medians stay around 16 300 € to 16 800 €. In those neighbourhoods, photos, responsiveness and reviews make the difference, not the address.

Small markets call for caution. Watermael-Boitsfort shows a 20 300 € median, but on only 45 listings: a handful of homes is enough to move the median. In Ganshoren, 13 listings are too few for a reliable revenue figure.

Why your home can do better, or worse

A municipality’s median is a starting point, not a forecast. What puts you above or below it:

  • An open calendar: a home available all year sells more nights than one blocked half of the time.
  • A rate adjusted every day to trade fairs, concerts, school holidays and real demand in the neighbourhood.
  • The listing: professional photos, a description in several languages, equipment suited to the area’s guests (a workspace near the institutions, extra beds for families).
  • Reviews: a high rating lifts the listing in search results, and with it bookings.

And after paying for management?

Take the Ixelles median, 16 800 € over twelve months. Our fee is 5% of the revenue actually received, plus local VAT: 840 € excluding VAT for the year, or about 1 016 € with Belgian VAT at 21%. Add, once, the onboarding fee (350 € excluding VAT) and the first clean (from 80 € excluding VAT). Full details are on our fees page.

To find out what your home could earn, we start from the real revenue of comparable homes in your street and neighbourhood: that is the free estimate offered on our Airbnb management in Brussels page.
