What the 5% covers
- Your listing: written in several languages, published on Airbnb, Booking.com and other platforms, kept up to date.
- Your prices: dynamic pricing by season, events and demand in your area.
- Your guests: fast replies, profile checks, self check-in or welcome, support during the stay.
- Your home: cleaning, linen and supplies organised after every departure, repairs coordinated.
- Your income: detailed monthly statement, paid out on the 15th, online owner area.
The commission only applies to income actually collected: a month without bookings costs you nothing.

Set-up, once, paid by card at signature: visit, inventory, professional photos, listing written and published.

- First clean before the first guest: from €80 excl. VAT (£80 in the United Kingdom), quoted above 100 m².
- Cleaning between stays: paid by the guest with the booking.

- Connected sensor option (European Union only): €99 excl. VAT at installation, then €35.99 incl. VAT a month.
- One-off services (specific call-out, repair, blocking dates for your own use): per the fee schedule attached to the agreement, sent to you before signing.
What it means in figures
Take a flat that collects €2,000 of bookings in a month:
- Hexuvium commission: 5% excl. VAT, i.e. €100 excl. VAT (€121 with 21% Belgian VAT);
- with a 20% commission, common on the market, you would have paid €400 excl. VAT.
Over a year at that pace, the difference exceeds €3,500 excl. VAT. This is an example: your free estimate starts from the real income of homes comparable to yours.
Commission, flat fee or guaranteed rent?
Some managers charge a fixed monthly fee, due even when the home is empty; others take 15 to 25% of income. Our full management at 5% excl. VAT aligns our interest with yours: we only earn when you do.
If you prefer a fixed income, guaranteed rent is the other formula (not available in Ireland): Hexuvium rents your home and pays you a fixed rent every month, occupied or not. There is then no commission.

FAQ
Is the 5% excluding or including VAT?
Excluding VAT. The VAT of the country where your property is located is added to the commission (21% in Belgium).
How much does Airbnb management cost in Brussels?
At Hexuvium, 5% excl. VAT of collected income, Belgian VAT on top, plus a €350 excl. VAT set-up paid once at signature and a first clean from €80 excl. VAT. No subscription.
Are there hidden fees?
No. Commission, set-up and first clean are the only basic costs. One-off services are listed in the fee schedule attached to the agreement, which you receive before signing.
Who pays for cleaning between guests?
The guest, with the booking. Only the first clean, before going live, is paid by you.
How long is the agreement?
The management agreement runs for 12 months. Unless notice is given 3 months before it ends, it renews for the same term.
When am I paid?
Every month on the 15th, with a detailed statement of each booking and each cost in your owner area.
